Position Overview:

Coast Property Management is seeking a highly motivated Affordable Regional Manager to oversee operational and financial management of a portfolio of 10-20 apartment communities in the Seattle area. The ideal candidate will possess strong leadership skills, a thorough understanding of affordable housing programs, and expertise in managing diverse stakeholders. You will be responsible for achieving occupancy and financial targets, overseeing staff, and ensuring adherence to company policies and regulations.

Key Responsibilities:

• Operational & Financial Management: Oversee 10-20 properties, including budgeting, financial reporting, and ensuring operational success.
• Market & Competitive Analysis: Maintain knowledge of competitive properties and market conditions for your portfolio.
• Client Relations: Assist in pitching to new clients and providing value to current clients through revenue and NOI goal achievement.
• Leasing & Resident Retention: Drive occupancy rates and ensure high levels of resident satisfaction.
• Marketing & Reputation Management: Develop and execute marketing plans and reputation management strategies via social media.
• Property Inspections & Compliance: Conduct regular property inspections and ensure adherence to environmental and government regulations.
• Employee Management: Participate in hiring, manage performance, and ensure compliance with Washington State Residential Landlord & Tenant Act.

Required Qualifications:

• Education: College education preferred (Experience will be considered in lieu of education).
• Experience:
• 5+ years of supervisory property management experience.
• 2+ years as a Regional Manager or Asset Manager.
• Experience with institutional investors or 3rd party management.
• Industry Knowledge: Expertise in Affordable Housing Programs (e.g., RD, TC, HUD).
• Software Skills: Proficiency with property management software platforms (Yardi and ResMan preferred).
• Certifications: Industry certifications required.
• Licenses: Valid Washington state real estate license.
• Driver's License: Must have a valid driver’s license and be able to travel between properties.

Preferred Qualifications:

• Acquisition & Rehab Experience: Experience with acquisition rehab projects, lease-ups, and new construction.
